What Does an Artistic Plat Map Cost?

An artistic plat map is $275, flat. One lot or a hundred, single parcel or full development, the price is the same. That includes property labeling, a professional color scheme, and print-ready high resolution files, and most maps are delivered in two to three business days.

I price it flat because charging by lot count punishes exactly the developers who need it most, and because I would rather you know the number before you ask.

What You Are Actually Buying

A plat map from a surveyor is a legal document. It is precise, it is dense, and a buyer cannot read it. Lot lines, easements, setbacks, and bearings are all there, in a format designed for a county recorder rather than a family deciding where to build.

An artistic plat map takes that same survey data and redraws it as something a buyer can understand at a glance. Lot numbers they can find. Lot shapes they can compare. Wetlands, tree lines, and ponds shown as what they are rather than as hatching in a legend. Roads and amenities placed so someone can orient themselves.

It genuinely does not need to be recent or tidy. I regularly work from older survey documents and hand drawn plats and recreate them as clean modern visuals. If it is legible, I can work from it.

Why Flat Rate

Most of the cost in a plat map is the interpretation, not the repetition. Working out what the survey is telling you, deciding how to represent a wetland so it reads as a wetland, choosing a color scheme that stays legible at both sign size and phone size. That work is roughly the same whether there are eight lots or eighty.

Charging per lot would mean a fifty lot development pays six times what a small infill project pays for maybe forty percent more work. That is not a fair trade, and it means the projects with the most lots to sell get the biggest bill for the marketing that would move them.

For developers, one lot sold faster covers it many times over. The specific mechanism is that buyers understand size, shape, and position relative to amenities without needing a salesperson to translate. Faster understanding means faster decisions.
